How do I know if a wall is load-bearing?
You often cannot tell just by looking — wall placement, what sits above it and how the roof or floor is framed all matter. We assess the wall during our site inspection. If it is non-structural we can remove it as quoted; if it is load-bearing, the opening needs a structural engineer’s design, which is handled through our structural wall opening service.
Do I need council approval to remove an internal wall?
Removing a non-structural internal wall generally does not need council approval in NSW. Structural changes — removing or cutting into a load-bearing wall — may need a Complying Development Certificate (CDC) or Development Application (DA) depending on your property. We recommend confirming with a private certifier before structural work starts.
How long does it take to remove a wall?
Non-structural wall removal timing depends on wall construction, services, access, waste removal and how much making-good is included. Larger openings, masonry walls or walls with a lot of services in them need more planning, and we confirm the programme with your quote.
What happens to power points and plumbing inside the wall?
Any electrical wiring, power points, switches or pipework in the wall must be isolated, capped or relocated by licensed electricians and plumbers before demolition. We identify services during the inspection and coordinate the licensed trades as part of the job, so nothing live is ever cut.
How do you manage dust and debris?
We seal off the work area with containment barriers, protect floors along the access route and remove debris progressively rather than letting it pile up. At the end of the job all plasterboard, timber and brick is sorted for recycling and taken away, and the area is left broom-clean.
