How is a defit priced in Sydney?
Defit pricing depends on fitout density, building access, work-hour restrictions, waste volume and the make-good obligations in your lease. Restoration and patching beyond the strip out are priced against the lease after a site inspection.
What is the difference between a defit, a strip out and a make good?
A strip out is the physical work of removing a fit out: partitions, ceilings, joinery, flooring and services. A defit is the process of returning a leased tenancy to its original or base-building condition, usually at the end of a lease, and a strip out is the biggest part of it. Make good is the lease obligation itself: the clause that says what condition you must hand the premises back in. A defit is how that obligation gets satisfied, and it may also include agreed restoration and patching.
Who pays for make good at the end of a lease?
Under most commercial leases the tenant pays: the make-good clause obliges you to return the premises to the condition set out in the lease and condition report. Some tenants negotiate a cash settlement with the landlord instead of doing the works, which can suit a landlord planning to refit the space anyway. We can price the works so you have a real number to negotiate with before agreeing to a settlement figure.
How long does a defit take?
Defit timing depends on tenancy size, fit out density, building access, services and the make-good scope. We confirm the programme with your quote and work backwards from your lease-exit date so the handover is planned before expiry.
