The work is more controlled than the word demolition suggests. Before anything comes down we identify what is structural and what is not: load-bearing walls, posts and bracing stay untouched unless an engineer has designed the change, and services running through walls and ceilings are traced, isolated and capped by licensed trades. On site, the demolition runs room by room with dust and noise control built in: plastic containment and dust barriers, floor protection on retained finishes, work-hour limits respected in strata buildings and tight streets, and debris carried out rather than dropped. In older Sydney homes we watch for lath-and-plaster, hardset render and suspect sheeting; if material that may contain asbestos turns up, work in that area stops and testing and removal are arranged with licensed asbestos removalists in line with SafeWork NSW requirements before anyone disturbs it.

Everything that comes down is sorted on the way out: timber, metal, plasterboard and masonry separated for recycling where facilities accept them, the balance disposed of through licensed facilities, and the site handed over broom-clean so your builder starts on a predictable, empty shell.

Common questions about internal demolition in Sydney

Does internal demolition need council approval?

Non-structural internal demolition, removing linings, partition walls, fixtures and finishes without touching the structure, generally does not need council approval in NSW. Structural work is different: removing or cutting load-bearing walls typically needs a CDC or DA with an engineer’s design behind it. Rules vary between councils and properties (heritage listings change the picture), so we recommend confirming your specific project with a private certifier before work starts, and we can point you in the right direction at quote stage.

How much does internal demolition cost in Sydney?

Internal demolition is quoted per project after a free site inspection, because the price depends on the building’s construction, access and waste volume. As a guide, residential strip out and internal demolition projects in Sydney typically fall between $2,500 and $9,000, with single rooms below that and large or difficult-access properties above it. The quote we give you is fixed, with no hidden extras.

What is the difference between internal demolition and a strip out?

They overlap heavily, and on many jobs they are the same work. A strip out usually means removing fixtures, fittings and finishes back to the linings or structure, while internal demolition extends to demolishing non-structural walls and ceilings themselves. If your renovation removes walls or gutting is involved, it is internal demolition; if it is fixtures and finishes only, it is a strip out. Either way we quote the actual scope, not the label.

How long does internal demolition take?

A single room takes a day or two, a full house or commercial tenancy typically takes several days to a week, and large or access-constrained sites run longer. The drivers are building size, construction type (lath-and-plaster and hardset are slower than plasterboard) and how far waste has to be carried. We confirm a firm timeframe with your quote so your builder can programme around it.

How do you control dust and noise?

Containment comes first: plastic dust barriers sealing off retained areas, floor protection on surfaces that stay, and extraction or wet methods on the dustiest tasks like tile and hardset removal. Noisy work is kept inside council and strata-approved hours, and in apartment buildings we coordinate work windows with building management. The goal is that the rest of the home, and the neighbours, barely notice the demolition happening.

What happens to the demolition waste?

It leaves with us as part of the job.
