In the CBD this is disciplined work: every job runs under the building’s contractor rules, from induction and insurances to which hours a jackhammer is allowed to run and which lift the debris is allowed to travel in.

The most common brief in the city is a slab-to-soffit strip: everything between the concrete floor and the concrete above comes out, leaving a bare tenancy the base-building services and the new design can work from. Because the surrounding floors are usually occupied, we programme percussive and high-noise demolition into approved night and weekend windows, seal the tenancy for dust, and have the floor safe, clean and quiet before the building opens each morning.

Generally no. Non-structural internal demolition — removing partitions, ceilings, floors and fit out elements — does not normally require council approval; what you need is landlord consent and compliance with the building’s contractor rules. If the scope becomes structural, such as cutting the slab or removing structural walls or columns, a CDC or DA with an engineer is typically required. We recommend confirming your exact scope with a private certifier before setting dates.

Can internal demolition run while the rest of the building is occupied?

Yes — that is the normal condition for CBD work. The tenancy is sealed for dust, high-noise demolition is confined to the after-hours windows building management approves, and debris moves through protected goods lifts to booked dock slots. Tenants on other floors work through the whole project without disruption.

How are fire alarms and sprinklers handled during demolition?

Isolations are arranged with building management before work starts each shift, so dust from demolition cannot trigger the building’s fire systems, and they are reinstated when the shift ends. Sprinkler heads and detectors within the tenancy are protected or safely decommissioned as the design requires — always in coordination with the building’s fire contractor.
