How do you work out the make-good scope from our lease?

We read the make-good clause and the condition report attached to your lease, then walk the tenancy to map what was tenant-installed against what is base building. From that we prepare a scope the landlord or agent can confirm before work starts. Getting the scope agreed in writing up front is what prevents disputes at the final walkthrough. What happens to data cabling and electrical services?

Most make-good clauses require redundant cabling to be removed, not just abandoned in the ceiling. We trace and remove data and electrical cabling back to the source or cap it safely, using licensed electricians for live work. Switchboards are left safe and labelled, and mechanical or plumbing services are isolated and capped where the scope requires it.

Do you coordinate with building management?

Yes, that is part of the job. We complete building inductions, supply insurance certificates, book loading docks and lifts, protect lobbies and common areas, and schedule noisy work into the windows your building allows, including nights and weekends. Neighbouring tenants stay undisturbed while your defit runs.

What if the original condition report is missing?

It happens more often than you would think, especially on older leases. Without a condition report, the make-good scope falls back to the lease wording and evidence of the original base-building condition, which usually means negotiating an agreed scope with the landlord or agent. We help by identifying what is clearly tenant-installed, pricing the realistic scope, and documenting the works so the agreed position is recorded before anything comes out.
